Emergency Geelong Plumber
We received a call at 7.45pm from Peter one of our existing Anglesea clients about a water leak at their holiday home. The clients hadn’t been to the property for month and walked into a bedroom where a plaster ceiling had given way and water was coming from the bathroom above. When they went upstairs, they found the bathroom floor was flooded and the toilet was constantly running. We instructed the owner on how to locate and turn the water meter off and arranged Mark one of our experienced local Anglesea plumbers out to help.
Arrival On Site
Mark arrived within 20 minutes to assess and locate the leak. He turned the water supply back on and began to check all the bathroom and adjacent laundry fixtures for obvious leaks. As the cistern began filling, he noticed water spilling onto the tiles from underneath the toilet suite, so he used our micro inspection camera to inspect the source of the leak.
The top seal from the centre flush appeared okay along with the water connection hose but he noticed water running down the thread on the opposite side from the fixing kit that bolts the cistern internally to the pan. This indicated there was an issue with the cistern fixing nut seals and on removing the suite at the floor, the cistern seal gave way and completely detached from the pan.
Due to old toilet seals being damaged and the toilet valve constantly filling the cistern, the water was able to run down the bolt and into the bedroom ceiling below causing it to collapse. The lack of waterproofing in the old bathroom around the waste pipe had directly contributed to this, which is why it’s so important to have all wet areas adequately sealed correctly by a licensed professional.
Repair Works
Mark capped and isolated the water supply to the toilet and sealed the waste pipe for the repair works. The wall cavity was also opened to inspect the frame for water damage, and he organised with the office to attend the following morning with a commercial extraction fan and dehumidifier, so the area could completely dry out before repairs could be assessed.
The owner Peter was provided with a detailed report on our findings including photos and video of the work performed by our team for his insurance company. Mark also checked all the other fixtures and appliances and conducted a water pressure test on the supply line into the building which passed the allowable 500 KPA pressure rating. We also provided them with a list with recommendations on repairs and upgrades on other items that were identified as a potential risk due to their age.
Conclusion
Like all working plumbing parts and fitting in our homes and businesses, they do have a lifespan. Most manufactures give a 6–12-month warranty on seals and connections and it’s vitally important you have these inspected and replaced when necessary. Something so small can cause a lot of damage in a short space of time and if it’s outside the warranty it can cost thousands in repairs. This is one of the many residential plumbing issues we see on a daily basis, but if found and repaired early can save you time, money in the long term.
