Bay Plumbing & Drainage – Reliable Home Plumbing Repairs in Highton
When Jess visited the Bay Plumbing & Drainage marquee at this year’s Run4Geelong event, she mentioned a few plumbing issues at her Highton home that had been progressively getting worse — leaking taps, a noisy toilet, and some ageing fixtures. Marcus was booked for 8.00am and attended Jess’s property for a full inspection of the bathroom, ensuite, and toilet. From the initial conversation to the final handover, we aimed to make the process simple, friendly, and stress-free.
During our assessment, we identified:
- An aging toilet inlet valve overflowing into the pan, causing the ongoing noise
- Leaking bathroom basin taps due to worn washers and O-rings
- Damaged shower tapware with chrome flaking and worn internals, requiring a full replacement set
- We also tested the pressure to the property for compliance issues, but we confirmed water pressure was within the required 500 kPa limit. AS/NZS 3500.1 clause 3.3.4 states that the maximum static pressure at any outlet (other than fire outlets) in a building should not exceed 500 kPa

Diagnosing the Issues – What We Found

Bathroom Basin Taps
The basin tapware had significant wear, causing leaks and the taps were hard to open, which limited the shower head flow. The internal breech seats were no longer flat due to years of use, preventing a watertight seal.
Ensuite Shower Tapware
The shower handles and internal components were worn, with chrome flaking that posed cutting risks and made the tapware difficult to use.
Toilet Suite
The Caroma cistern was intermittently leaking due to:
- A faulty inlet valve
- A deteriorated bottom washer
- Perished rubber connections
- A worn pan collar
These issues caused water loss, noise, and poor flushing performance.
Professional Repairs and Replacements
Basin Tap Rebuild & Reseating
Using our maintenance tools, drills, and seat-reseating equipment, we:
- Filed back the tap breaches to restore the brass seat to a perfectly flat surface
- Vacuumed all filings to prevent contamination inside the tap body
- Completed a full rebuild with new:
- Copper tap washers
- Fibre washers
- O-rings
- Cleaned the aerator to restore smooth water flow
This ensured a long-lasting, leak-free seal.

Toilet Repairs – Full Component Replacement
To fully resolve the overflow and noise issues, we replaced:
- Inlet valve
- Bottom washer
- Pan collar
- Flush pipe rubber
- Flexible hose
- Isolation tap
These upgrades restored the Caroma suite to quiet, efficient, leak-free operation.
